This study presents the design and development of PinaupaPH, a cloud-based
apartment management system targeting apartment unit renting businesses lacking digital
infrastructure. PinaupaPH aims to streamline operations for both apartment owners and
tenants. Key functionalities include displays of unit availability, apartment building and
tenant registration, announcement creation, issue reporting, and a comprehensive
analytics dashboard. The system's quality was evaluated using the ISO 25010 standard,
encompassing functional suitability, reliability, performance, usability, security,
compatibility, maintainability, and portability. The system testing involved 31
respondents, resulting in a highly acceptable mean score of 3.49. PinaupaPH successfully
fulfills its design goals, excluding CCTV integration. Implementation in a client's renting
business demonstrated significant improvements in unit management, tenant
communication, and document management.
